Condos, Condos and more Condos

No doubt that I enjoy the challenges that a small space brings when trying to capture it. This week has ended with a real treat, this Stylish 400+ sq ft modern condo is in the heart of Capitol Hill. The building and units were remolded in 2008 with a modern touch. The building offers a great community space complete with a grill, waterfall art, and parking. For entertaining of friends and family, the private back porch offers the unique feel of downtown living. The perfect turn key lifestyle opportunity.
Do I dare mention that it is right across the street from the look out bar and grill.

Life at the speed of random

Scouting for a warehouse scene on the south side of Seattle a week ago, I found more than a place to shoot. I found a subject too. Brian was out on a break playing his bag pipes. As random as it was I had to stop and ask the photographers question. "Can I take your picture"? More interesting was that he is not just playing around, he was good, really good. As he played I walked around the scene shooting using the sun as the main light and filled with flash on most of the images.
Here is just two of the pics from that shoot. Thanks So much for the chance to shoot this Brian.

Yes there is a lesson there for everybody. "If you are ever going to be good, you have to practice".
The band he plays with can be found here. (www.cgpb.org) Clan Gordon Pipe Band.

A day at the park

Taking advantage of the sun on a stroll through the park downtown Bellevue yesterday.
I saw people feeding ducks, reading books, playing with dogs, oh yea taking pictures too.
These are just a few of the activities people were enjoying. As for me? I was out to meet them all.

High Rise condos

I am always excited to photograph highrise condos, because they require me to work and think a little different. The life-style of a down-town condo is different than that of a neighborhood and will sell to very different buyer. However some things will stay the same. For example wanting to create an "intimate setting" while showing the open spaces. Needing to show how the space can be used. Taking the opportunity to showoff the views and sights. The difference is in what those spaces and sights are.
Below is a photograph from a listing downtown Bellevue, I shot for Vikram Deol of Windermere.

"Urban living in this remodeled Downtown Bellevue Penthouse Suite with new bamboo floors, granite counter top and stainless steel appliances. The cook in you will love the gourmet kitchen. Master bedroom has a view of D/T and a large walk in closet. Master bath has a large soaker tub with new tiles and fixtures. Unit boasts 2 rare skylights. Secure entrance and parking space complete the package. The unit is located just steps from high end shops, eating and all that D/T Bellevue has to offer. You will love being able to enjoy the Shops at the Bravern and all the high end dining and shopping at your finger tips. Walk to work or take the bus. Just a few blocks from the transit center, mall, library and much much more!"

Quality pictures sell homes.

This beautiful home was put on the market on Monday, and sold that Friday. The buyers commented they used the pictures to make the decision, never needing to go to the house. Although that doesn't always happen, it is more common than we think.
Remember that a home is really sold twice. First time is on-line, second is on paper.

I would like to take all the credit for selling the home, but the truth is that Sue Lunsford of Windermere had a great marketing plan and the know how to make this happen.

People of integrity

Thanks to my camera, I have the opportunity to shake hands with professionals from many trades. The images I capture may not always illustrate their dedication, principles and passion, but they never-the-less they live those characteristics.

I recently had the opportunity to photograph two professionals who embody their mission statement (see below) and have truly mastered their trade. Builders Owen Roberts and Bryan Wygal are not just committed to their craft, they are passionate about it. And you can see that in the photos hanging around their office. Their fingerprints can be found on many beautiful homes and business' here in the Northwest, and I'm looking forward to learning more about the company when an interview of Owen is posted on the NW real estate forum

Roberts * Wygal Mission Statement
We believe that truly superior homes are built by people of integrity – whose simple, timeless principles direct both the building process and their own personal lives. These principles include impeccable honesty, attention to fine detail, clear communication among all participants, and a dedication to doing things right the first time. Our goal is to create homes that embody our ethics and make a lasting contribution to the quality of life in our community.

paying for attention

Paying for attention

Professional Photographs get the attention of a buyer, however it's the home that keeps it.

We know It takes many steps to sell a house, but do we understand that if you miss one it could cost you thousands in negotiations. Why? Studies show that the longer a home stays on the market the lower the selling price is. So what can be done to help sell a home quickly
